Mobile Tower Installation Rent Scam

A letter or call promises large monthly rent for a mobile tower on your roof or land, then asks for an advance, NOC or registration fee.

Many property owners dream of steady rent, so an offer to install a mobile tower on a rooftop or plot for a big monthly payment is attractive. The letter looks like it comes from a telecom company and shows rent and an advance deposit. Before any tower arrives, you are asked to pay for a document, a clearance or a registration. Nothing is installed and the money is gone.

How the scam works

The scammer sends a letter, an email or a call to property owners, or posts classified ads. The offer lists a rent of tens of thousands of rupees each month and a large refundable advance. It uses the name of a known telecom or tower company and a logo copied from the internet. A form is attached, with a contact person and a fake office address.

After you reply, a series of costs appears. First a registration fee, then a clearance or no objection certificate fee, then a police verification or site survey fee. Each is described as small compared to the rent you will get and is said to be refundable. You pay by transfer to personal or newly opened accounts. The person is always polite and promises the next step.

The payoff is the sum of these fees. Some victims pay several times, hoping the final step will unlock the rent. When you start asking questions or ask to meet, the contact becomes vague and then disappears. Property documents you shared may be reused for loan or land fraud. No tower company asks owners to pay to host a tower.

An example of what you may see

Example letter (invented): 'We are pleased to offer Rs 45,000 per month rent and Rs 15 lakh refundable advance to install a mobile tower on your terrace. To proceed, pay Rs 7,500 registration, then Rs 18,000 clearance certificate fee. Send your property papers and Aadhaar. Offer valid for 7 days.' The fees come before any inspection or contract, and the rent figure is far above what is normal. Pause, close the chat and check through an official route.

How Safeavio helps

Safeavio Sentinel's scam check can read the letter or message you paste and show reasons such as upfront fees, a rent that sounds too good and a short deadline. The Money Shield checklist asks who you are paying, why and whether you verified them first. It cannot check whether a company is real or that a tower plan exists, so verify through official contacts.

Check it before you tap or pay

Safeavio Sentinel is a made-in-India Android app: paste a message or link, or scan a QR code, and get a plain verdict with the reasons. It helps you spot a scam; it does not promise to stop every one.

Questions people ask

Do tower companies charge owners a fee?

Genuine companies do not ask property owners to pay registration or clearance fees to a personal account before a site is inspected. Any upfront charge for hosting a tower should be treated as a scam. No genuine service minds if you take time to verify.

How can I verify a company that sent me an offer?

Find the company's contact details yourself from its official website or documents, and ask them whether the offer is genuine. Do not use the phone number or email in the offer. Write down what happened while it is fresh.

Is the high rent figure realistic?

A figure far above local norms is a hook. Compare with neighbours and local property advisors. If a rent sounds too good to be true and fees come first, stop. Share the story with family so they recognise it.
