Army Transfer Tenant Advance Scam
A 'transferred army officer' wants to rent your flat and pays an advance by making you scan a QR code. Learn how this landlord trick drains accounts.
An owner lists a flat for rent and soon gets a call from a smart-sounding tenant who says he is an army or paramilitary officer being transferred. He sends a photo of an ID card and wants to pay an advance without visiting. To 'send the token', he asks the owner to scan a QR code or approve requests. Each scan takes money out of the owner's account instead of putting it in.
How the scam works
The fake tenant calls a few hours after the listing goes up. He speaks politely, offers more than the asking rent, and says he cannot visit because of duty. The uniform photo and the ID are meant to end any doubt, as many owners are glad to trust a person who sounds disciplined and in a hurry.
He says the 'army payment system' pays only by scanning a code, or that a Rs 1 test must be done first. The owner scans and enters the UPI PIN thinking money will arrive. When it fails, the tenant says 'the amount was wrong' and sends another, often larger, QR with the same urgency. The tenant also writes in the chat to confirm his 'bank manager' is ready to approve it.
The payoff is every rupee approved by the owner. A second trick is asking for a 'refundable' booking amount in return when the tenant overpays by mistake. Owners also lose time because the flat stays blocked while they wait for someone who was never coming to see it. Owners who pay an 'excess refund' back lose that money as well, while the original payment never arrives.
An example of what you may see
Example call (invented): 'Sir, main army se bol raha hoon, mera transfer ho gaya hai. Aapka flat pasand hai, advance abhi bhejna hai. Main ek QR bhej raha hoon, scan karke apna PIN daal dijiye, paisa aa jayega. Ghar dekhne ka time nahi hai.' He then adds on chat: 'Sir, system mein error aa raha hai, ek aur QR bhej raha hoon, scan kijiye aur PIN dijiye, advance aa jayega.' He sounds impatient and urges you to hurry.

How Safeavio helps
Safeavio's QR check can scan a code you receive and show where it goes before you pay or approve, and the Money Shield checklist reminds you that receiving money never needs a PIN. The scam check on the chat text flags the rush and the QR request. Safeavio cannot verify an ID card or the person's identity, and it cannot return money sent.
Check it before you tap or pay
Safeavio Sentinel is a made-in-India Android app: paste a message or link, or scan a QR code, and get a plain verdict with the reasons. It helps you spot a scam; it does not promise to stop every one.

Questions people ask
Does a tenant ever need me to scan a QR to pay me?
No. To receive money you only share your UPI ID or let the payer scan your own QR. Scanning someone else's QR and entering a PIN always sends money out. Stop the moment a stranger asks you to do it.
Is an army ID photo proof of identity?
No. Photos of ID cards are easy to copy or steal and cannot be verified on a phone. A real tenant should be willing to visit, sign an agreement and pay normally. Do not accept it even if it comes with a stamped letter.
What is the Rs 1 test payment?
It is a trick to make you open the payment screen and enter your PIN. Once you do, either a small amount is lost or you get used to approving requests, and a larger request follows.
